Can't Get My Roofer to Call Me + 10 Years in the Business Celebration + New Farm Store & More!

Publication #7: What to do when your roofer won't call you back. For my 10-year real estate anniversary, I'm throwing a party! What one "humane" trapping incident looked like last month that I personally witnessed. Is AI taking over? & More!

👷‍♂️ “I Can’t Get The Roofer to Call Me Back!”

I’ve received a lot of calls, texts and facebook messages over the last few weeks regarding the damage that the recent hailstorm caused in our area. And my goodness…it’s a lot of damage.

I have some advice and it’s 2-part.

Part 1: Your insurance company will give you a period of time to make a claim on damage to your property from a storm. If you think you may have damage (if you see any of your neighbors getting a new roof, if your car sustained any hail damage and it was parked at your home, etc.), reach out to your insurance company to get an adjuster out to inspect for damage.

If you do NOT contact your insurance company within that window of time they give you, they will no longer cover any damages caused by that storm should you find out later that you actually did sustain damage. It’s better to be safe than sorry.

Part 2: Patience is a virtue. And patience, in this case, could save you LOTS of money and headache. If you have damage to your home and you’ve received the check from your insurance company to cover the repairs, call the contractor(s) you trust and get on their list. Let them know you’ve been paid by your insurance company (they’ll likely put you ahead of others who have not yet been paid) and then wait.

If you have damage to your roof (or any other part of your home) and it’s causing further damage to your home, let your contractor know and they’ll be happy to come out and tarp (or secure in another way) the damaged area to stop the damage from worsening.

Unless you experienced the devastation from ill-willed, ill-skilled or out-of-town contractors who knew they’d never have to see you again from the 2016 storm that caused a lot of damage to homes, you just won’t understand. I was in real estate at that time as well…and there were A LOT of homeowners who didn’t have the patience to wait for the trusted contractor. They paid an out-of-town contractor to do the work and ended up having big problems later. Many times, they weren’t aware that the work was done in a poor fashion UNTIL it was time for them to sell their home. Their buyer got a home inspection done and THAT is when the poor workmanship was found. And by then, it was too late for the homeowner to do anything about. They had no way to remedy it other than forking over the money themselves to make it right so they could sell.

Please don’t let this be you. Be patient with the contractor you trust. There’s no way that our local contractors can handle all of the work. They just can’t. There’s too much. BUT, do your due diligence. Make sure your “contractor” has a reputation of doing great work. I’ve seen some LOCAL people slap a roofing magnet on their truck and get some cheap yard signs printed up to make themselves look like professional roofers. They ARE local people, but they are NOT pros at roofing.

Get opinions from people you trust. Don’t get taken advantage of. 💙

😭 This Is So Inhumane - Please Don’t

Isn’t that little GIF of the possum so cute?!

I know that many of you think I’m crazy with my obsession of possums. And that’s okay! 😉 I remember when I was terrified of them…and if I would’ve seen someone this obsessed with them, I would’ve thought they were crazy too!

This is more than just possums though. It’s about how we treat all animals. 👇

Last month, and with no plans of doing so when I woke up that morning, I drove an hour & 15 mins one way to take this possum to Irvington to a wildlife rehabber in hopes that her life can be saved.

There were 2 traps set out to catch a fox. This “wildlife trapper” was hired (yes paid) to trap it. He promised that his traps are HUMANE and wouldn’t harm an animal. “It would only trap them so they can be released elsewhere.” Well…a possum and a coon were trapped. The coon was released with no medical care. 😭 

We no longer have any wildlife rehabbers locally. So Steve and I tried to help this sweet girl. Once we saw infection, I knew I had to make the drive.

This sweet girl’s arm was 3 times the size of her other arm once the trap was removed. 🥺 The swelling had gone down, but her fingers stayed curled. She walks on her “fist”. 😔 She can’t defend herself or climb a tree like that.

A volunteer at the sanctuary thought her arm may need amputated. Ugh.

Do not EVER allow anyone to use any kind of trap except one where the animal gets trapped in a cage. That’s the only humane way!!!!!

I have more words for this “trapper”, but I’ll choose not to use them. 👊🏼

🤯 Has AI Gone Too Far?

I’m sure you’ve used AI at some point by now, for something. Even if it was something minor or “meaningless”, chances are…you’ve at least played around with it to see what the fuss was all about.

Admittedly, I don’t use it much at all yet. I’ve played with it. It’s given me some ideas for work-related stuff. But A LOT of real estate agents use it for their descriptions for the homes they sell, etc. I don’t because I truly enjoy writing. It’s one of my favorite things!

Did you know that AI will soon be taking your drive-thru orders at 500 Taco Bell, KFC and Pizza Hut locations?!

It drives me crazy already when I call a place of business and it takes forever to talk to a human. And honestly, sometimes you don’t get an option to talk to a human. It’s wild to me that, in some instances, you literally have to communicate with AI the entire way. Many of us have been doing that for awhile now through the “chat windows” when trying to get help online with issues with software.

It’s kinda wild to think about how far this can and likely will go.

💭 Final Thoughts

It’s been a great start to the 2nd quarter! In life and in business. I’m sure blessed to have my sweet husband in the real estate business.

I hope that you had a great Easter celebration with your family. Time with loved ones is something that we will never regret. The older I get, the more I think about what regrets I will have in the future…and I try to make sure I do something about it while I can.
