💸 Delinquent Property Tax Sale

What happens when owners of real estate are delinquent in paying their taxes in Daviess County?

Probably not what you think! So let’s talk about it. 👇

Does the property owner lose their property?

Nope. At least not during this tax sale. The property ownership doesn’t change when someone “buys” the unpaid tax bills. Instead, the purchasers place a lien on the property that’s kept on file at the clerk’s office.

So what’s the benefit to the purchaser of the unpaid tax bills?

Great question! In order for the lien to be released, the owner of the real estate will have to pay the purchaser the amount of the unpaid tax bill AND any interest and fees. THIS is the benefit of someone buying unpaid property tax bills.

Eventually, the homeowner/property owner will want to (or have to) sell their property. In order to transfer ownership to the new owner, all liens will have to be satisfied. More interest accrues as time goes by, which makes this an appealing “investment” for some.

How do I check to see if I have an unpaid tax bill?

I’ve made it easy for you! Here’s the complete list! Keep in mind, some of these folks on this list may have paid their delinquent tax bill since this list was made.

What to do if you’re on the list…

You may pay your bill at the Daviess County Clerk’s Office located in room 104 of the Courthouse. You can inquire about the amount of your bill by calling 270-685-8434 ext 3. 

You may make arrangements for payments with the County Attorney’s Office prior to August 11, 2025 for the 2024 tax bills. However, the entire bill must be paid by August 11, 2025 to avoid being included in the Delinquent Tax Sale on August 14, 2025.

🆓 FREE Yoga & Tai Chi Classes at Smothers Park

Owensboro Parks & Recreation is excited to announce a brand-new series of free community wellness classes launching this spring at Smothers Park. The classes will include weekly yoga and Tai Chi sessions in the scenic outdoor setting of Owensboro’s riverfront. Registration and experience is NOT required.

These classes are designed to help participants improve both physical and mental well-being through movement, breathwork, and mindfulness.

Spring Yoga Wellness Classes

Take part in a relaxing yoga practice with a splash of sound bath meditation, restorative poses, and guided meditation. Led by certified yoga instructor Melissa Schoaff, this class will help participants connect breath to movement while working on posture, alignment, and inner peace. All fitness levels welcome!

  • Dates: April 29 – June 3

  • Day: Tuesdays

  • Time: 6:00 – 7:00 p.m.

  • Instructor: Melissa Schoaff – Certified Yoga Instructor, Sound & Vibrational Healing Levels 1 & 2, and Health Inspector at the Green River District Health Department

  • Fee:  FREE
    Participants are encouraged (but not required) to bring a yoga mat, beach towel, and water.

Spring Tai Chi Wellness Classes

Looking for a gentle way to move your body and calm your mind? Join longtime fitness instructor Jan Young for beginner-friendly Tai Chi - a slow, flowing practice known to boost balance, coordination, and focus. No experience necessary!

  • Dates: April 25 – May 30

  • Day: Fridays

  • Time: 11:00 a.m. – 12:00 p.m.

  • Location: East Lawn grassy area at Smothers Park (next to the Shelton Memorial)

  • Instructor: Jan Young – Certified fitness instructor with over 40 years of experience

  • Fee: FREE

🧹 Low Cost Must-Do When Selling Your Home

It may not be a surprise to you, but it must be said because I show so many homes that are REALLY lacking in this department.

You’ve gotta clean. I mean REALLY clean. Scrubbing the baseboards, windows, window sills, door frames, vents, tile grout, walls, ceiling fans, light switches, outlets & more!

Now let’s be honest. My home is NOT clean like this. Most of our homes aren’t kept this clean when we are living in them.

BUT…when you are selling, it is crucial that your home is the cleanest it’s ever been for all showings. And I know, that’s really hard to do. Especially if you have kids or dogs. (Or a messy spouse. 😉)

Every single time I show a home that’s not clean, my buyer immediately notices and starts thinking the entire home hasn’t been taken care of. That’s their first impression and they carry that with them as they are looking at everything else. I promise you, it’s worth every minute you spend cleaning.

While you’re on your hands and knees scrubbing, keep in mind that the cleaner your home is, the faster it will sell. Which means…the quicker you can get back to living like you actually LIVE in the house. 💖

While we’re at it, do NOT think a scented plug-in is going to cover a bad smell in your home. It doesn’t. It just adds an overwhelming smell and makes the buyers wonder what else that plug-in is trying to cover up. Many people are sensitive to strong smells so a burning candle or having a scented plug-in may be too much for some.

Now THIS guy is one of the CUTEST guys I’ve ever seen!

We had the BEST time at our annual Client Appreciation Event at Elite Air earlier this month!

Every year, I rent out the entire facility at Elite Air Trampoline Park as a way to say “Thank You” to my clients. I’ve now been in the business for 10 years (gosh how time flies!) and I have clients from THAT long ago who also showed up. I loved every minute of it!

In real estate, I grow so close to my clients during the transaction. We talk usually daily…and many times, multiple times per day. So I REALLY get to know my clients. Then they close on their home and I truly miss hanging with them.

If you don’t know this fun family, you really should. I love them dearly! And the old guy sitting next to us too! (Just kidding Corky…you’re not old! 😉)

So this is how I make up for that. 🙂 

Absolutely no cost to my clients, they get to show up with as many of their family as they’d like to bring and have fun for a couple hours while also enjoying unlimited pizza, brownies & soft drinks! And have ALLLL the fun!

Sweet family right here. Just missing her momma, but she was busy taking the photo. (Why is it usually the mommas always making sure the memories are getting documented?! 💖)

Every single year, I ALWAYS have the regret of not getting to play as much as I want to with the kids. BUT I know if I did all the playing, I’d regret not catching up and talking to the adults. I wish I could clone myself!

💭 Final Thoughts

As an Owensboro transplant, I sure am proud to be apart of the Owensboro community. I know we’re not a large city, but coming from a bitty small town…it’s a “big” town to me! I’m always so surprised at all of the free activities (especially for families) available to us to enjoy.

One of the things my husband and I started doing recently is planning our upcoming week, every Sunday night. I’ve done this for years, but with Steve now being in the real estate business with me, it’s fun to plan together. Not only do we plan our business appts and to-do’s, but we also plan our dates at that time. Owensboro makes it easy to add something fun to our schedule!

I hope you and your loved ones fared well in the storms we just had. Our area sure has gone through it this spring as far as weather goes! Praying that was the end of it for the year!
